# Make the resident gym worth the service charge

> The gym is one of the things that lets a flat on the viewing, and one of the first amenities residents stop using. Usually not because it is bad, but because nobody ever explained what half of it does.

## The problem

### It sells the tenancy, then goes quiet

The gym is in the listing, the brochure and the viewing. A few weeks after move-in a lot of residents have worked out the treadmill and are ignoring everything else, because there was never a moment where anyone showed them the rest.

### There is nobody to ask, by design

A resident gym is unstaffed - that is the point of it. So there is no induction, nobody to check form, and no way to find out what a machine does short of guessing in front of your neighbours.

### The questions land on the building manager

“How do I use the cable machine”, “is the rower broken”, “what are the gym hours” all end up in the concierge inbox or the residents’ WhatsApp group, answered inconsistently and repeatedly.

### Low usage is awkward at service charge time

A room residents are paying for and not using is a line item that gets challenged. Usage is the argument, and most buildings have no way to see it.

## What changes

### An interactive map of your gym

Built from the actual floor plan, so a resident can see what is in the room from their flat and find it when they get down there.

### A demo for every machine

Tap any piece of equipment for a video showing how to use it, with coaching cues and safety notes. The induction a staffed gym would give, available at six in the morning when the room is empty.

### Workouts built around what you actually have

Residents get sessions designed for your equipment list, rather than routines that assume a squat rack the building does not own.

### Out-of-order kit shows as out of order

Mark a machine down in the portal and it shows that way in the app, so nobody comes down three floors for a rower that has been broken since Tuesday.

### Something to show at viewings

A prospective resident can be shown the gym properly - the floor plan, the equipment list, the guidance - rather than one photograph taken from the doorway.

## “Residents can look it up on YouTube”

They can, and some do. The difference is that a video found by searching is for a machine somebody else owns - a different brand, a different adjustment, sometimes a different movement. The guidance here is attached to the machine actually in your building.
